<h2>La comunidad de propietarios de un vistazo</h2>
<p>Una comunidad de <a href="https://www.immobilien-erfahrung.de/wohnungseigentuemergemeinschaft-verwaltung-beschluesse-entscheidungen-rechte/" target="_blank" rel="noopener">propietarios (WEG)</a> es una comunidad de propietarios que poseen uno o más pisos en un edificio común. Por tanto, cuando usted compra un piso en un inmueble, se convierte automáticamente en copropietario y forma parte de la comunidad de propietarios.</p>
<p>La comunidad de propietarios puede describirse así:</p>
<blockquote><p>Comunidad de todos los propietarios de un inmueble.</p></blockquote>
<p>La comunidad de propietarios es responsable de la gestión, mantenimiento y modernización de los bienes comunes. Las decisiones se toman en la junta de propietarios, donde cada propietario tiene un voto. Se nombra un administrador que representa los intereses de los propietarios y es responsable de la gestión y el mantenimiento de los bienes comunes. La comunidad de propietarios es una entidad jurídica y puede, por ejemplo, celebrar contratos o comparecer ante los tribunales.</p>
<p>La comunidad de propietarios de un vistazo:</p>
<ul>
<li>Una WEG es la comunidad de todos los propietarios de un inmueble.</li>
<li>Cada propietario puede representar su derecho de voto en la junta de propietarios</li>

<h3>Acciones de propiedad y bienes comunes</h3>
<p>La distribución de la propiedad en una comunidad de propietarios se define en la declaración de división. En ella se describe exactamente qué partes del edificio se asignan a la propiedad separada y cuáles se consideran propiedad común.</p>
<p>Cada propietario tiene una cuota de copropiedad en los bienes comunes del edificio, como el solar, la fachada, la escalera o el tejado. La cuantía de la cuota depende del tamaño del piso respectivo en relación con la superficie habitable total del edificio.</p>
<p>Para ello, cada propietario ocupa la propiedad separada de su piso. Esto significa que son los únicos propietarios de su piso y que pueden utilizarlo y gestionarlo libremente.</p>
<p>Es el derecho de todo propietario:</p>

<li>Propiedad horizontal de un piso propio</li>

<h2>Derechos y deberes del WEG</h2>
<p>Cada propietario de una comunidad de propietarios tiene determinados derechos y obligaciones derivados de la Ley de Propiedad Horizontal y de la declaración de división. En este apartado veremos estos aspectos con más detalle y explicaremos qué derechos y obligaciones tiene un propietario.</p>
<p>Los derechos y obligaciones en una WEG incluyen:</p>

<h3>Administración y mantenimiento</h3>
<p>Los propietarios son corresponsables de la gestión y el mantenimiento de los bienes comunes. Esto incluye, por ejemplo, el mantenimiento del jardín, la limpieza de la escalera o la reparación del tejado. Los gastos se reparten entre los propietarios en proporción a sus cuotas de propiedad.</p>

<h3>Procedimiento de votación y toma de decisiones</h3>
<p>En la junta de propietarios, las decisiones se toman por votación. Existen diferentes procedimientos de votación, por ejemplo, mayoría simple, mayoría cualificada o decisión unánime. Una resolución sólo es válida si se ha aprobado correctamente y no infringe la ley ni la declaración de división.</p>
<h3>Normas de la casa, Declaración de partición &#038; Co.</h3>
<p>Para regular las cuotas de propiedad en una casa con varias partes y garantizar una convivencia armoniosa, se necesitan normas escritas. Por ello, toda casa con varias partes tiene una declaración de división, normas comunitarias y normas de la casa.</p>
<p>El reglamento de régimen interior es el documento más importante y, desde el punto de vista jurídico, el más importante para regular el funcionamiento de un bloque de pisos. Lo redacta la comunidad de propietarios o el administrador designado y es una obligación para ellos.</p>
